Planted Storm Water Buffer

Technical Standards for Planted Storm Water Buffer

1. The planted storm water buffers shall extend the length of property line facing a conflicting land use zoning district.  

2. The minimum width of buffer will vary based  upon intensity of use variation between land uses. Refer to zoning district buffer chart for exact width and planting composition. Minimum width of buffer yard is twenty (20) feet, residential and maximum width is two hundred (200) feet industrial.  

3. The minimum area shall be the length times width of planting area. Area coverage may be adjusted to site conditions and property line tree preservation as long as square footage requirement is met with approval of landscape administrator.

4. Maximum depth of the water storage trough shall be twelve (12) inches, minimum depth shall be six (6) inches.

5. The desired character of the plantings shall be level to sloping graded planting area with built up plant beds and spot or grove planted trees within the center of the buffer maintaining a minimum five (5) foot water collection trough around the perimeter of the buffer planting area.  

6. The planting configuration may be geometrically formal or informal as the landscape design plan shall so show and as the site may so suggest. With tree credit utilization, the design should be informal and naturalized to allow preserved trees to be dominant in the design.

7. The minimum plant material size shall be the standards as set forth in the community landscape code for planted buffers. Specifications. Include minimum sizes for B&B trees, container trees, WB trees, B&B shrubs, container shrubs, potted ground covers and vines.

8. Various facultative plant materials of the same or different heights may be used in the design of this facility and spaced appropriately for their growth to maturity. Limit species used to no more than six different species for each one-hundred feet of buffer.

9. On poor soils with slow percolation the sub-base may be improved with a porous soil media to a depth of  six (6) feet overlaying a a poorly graded stone base not to exceed thirty-six inches in depth.

10. Outflow pipe shall be 6” to 8” corrugated PVC pipe laid in the top 1/3 of the thirty-six ( 36) inch stone base constructed of poorly graded crushed limestone with various dimensions between 11/2” and 4” maximum length.    

11. A grading plan, planting plan and drainage plan stamped by a landscape architect must be submitted for this comprehensively designed storm water facility.
