Secondary Business Elevation
Technical Standards for Secondary Business Elevations 
General- Secondary business elevations consist of several distinct parts including entry point, and service lane consisting of car stacking area, pick up point(s), holding zone spaces and departure lane. Other facilities include travel lane divider, adjacent travel lane, perimeter landscape screen entry signage trash disposal can and any other site amenities. The landscape design calculations for the design of this design component is based upon determining the amount of area needed for landscape beds based upon the amount of paved area and building wall elevation used in the construction of the drive through service area.
Site Planning- These facilities should be sited in the rear or sides of a building and not in front of buildings. A porte cochere no larger than twenty-six feet by twenty-six feet (26 x26) and matching the architectural character of the building may be used over each pick-up point. The pick up area shall be twelve feet by twenty (12’ x 20) (240 sf) feet in size. Stacking and holding spaces shall be calculated as twelve by eighteen (12’ x 18”) (206) feet and shall not exceed twelve (12) spaces (2472) on site.
Paving- Service lane shall be twelve (12) in width, Stacking area shall be paved. Pick up point and holding zone must be paved with porous paving that can be cleaned periodically.
Signage- Entry signage shall be no taller than thirty-six (36) above service lane elevation and shall not consist of more than six (6) square feet of facing. Sign order board shall be no taller than seventy-two inches nor of a face area of twenty (20) square feet. Promotional signage shall not be use within this facility. Travel signage may be approved.
Screening- Stacked cars shall be screened from public streets and low intensity land use districts with earth berming, landscape beds or masonry walls.
Landscape Beds- The amount of landscape beds shall be calculated in this manner using the building elevation square footage as well as the sum of paved area as a factor in the calculation of the total landscape architect. An example:
Building Elevation 468 sf
Pick up point 240 sf
Stacking Area 2060 sf
Holding Area 412 sf
Travel Lane Divider 256 sf (minimum 8 feet in width)
Perimeter Planting Bed 468 sf based on length & height of building (minimum 8 feet in width)
Total SF 3904 sf
Total Landscape Beds 3904.00 x .40= 1561.00 sf minimum required landscape beds
Minimum Landscaping- Minimum landscaping shall consist of four planting beds defined as: 1. Entry Point landscape beds, minimum of 8” in width, 2. Secondary Business Elevation bed, minimum of 8’ in width beyond building corners, 3. Travel Lane Divider landscape bed, minimum 8’ in width, 4. Perimeter Planting Screen bed, minimum 8’ in width. Sight triangle area shall not be planted and the are at the base of the secondary business elevation wall directly below the porte cochere roof need not be planted. The secondary business elevation plant bed may extend beyond the building corners as far as needed to accommodate the required amount of square footage of landscape beds. Earth berming may be used at the entry point to elevate landscape beds and to screen stacked automobiles from view from the public streets. Under the condition where the Perimeter Planting Screen occurs within a required side yard landscape buffer, the landscape buffer will take precedence or modified to accept 50% of the required landscape plants.
Landscaping Standards- shall be five (5) class C trees per 100 linear feet of landscape bed (10’-12’ mature height), 15 evergreen flowering medium screening shrubs per 100 linear feet (6’-8’ mature height, 35 evergreen or deciduous flowering bedding shrubs (3’ mature height), and 100 one gallon perennial flowering ground cover per 100 linear feet of bed. One (1) bedding shrub may be substituted for five (5) ground covers. Up to twenty five (25) percent of the ground cover area may be substituted for annual flowering plants that are replace periodically during the year
Irrigation- All landscape areas shall be irrigated with water conserving irrigation system parts and controllers.
Earth Mounding- Graded earth land forms should be used near the entry of the Secondary Business Elevation. Grading earth forms will push plant bed higher and will make a more effective screen. It is important to screen the car stacking lane from views from public street and lower intensity land uses. Elevate the landscape beds with natural looking berms. forms graded no steeper than 1:3 (1 foot of rise to 3 feet of run).
